  • What floor plans are available?

    At The Boat House, we offer spacious one-, two-, and three-bedroom apartments and townhomes in The Colony, TX.

  • What is included in the rent?

    All floor plan pricing reflects base rent only. Additional monthly fees and one-time charges may apply and vary by apartment home, lease term, and selected options. Please review the fee details or contact our leasing team for a personalized quote.

  • What lease terms are available?

    At The Boat House, we offer flexible lease terms of 5 to 14 months.
  • Are there any move-in specials?

    Any current leasing incentives or specials will be listed on our website or provided by our leasing team.
  • Is renter’s insurance required?

    At The Boat House, all residents are required to maintain an active renter's insurance policy throughout their lease term. Residents are responsible for obtaining and maintaining their own coverage.
  • What are the application requirements?

    Applicants must provide a valid government-issued photo ID and proof of income. Household income must be at least 2.5 times the monthly rent, and all applicants are subject to credit, rental, and background screening. Additional documentation may be required depending on your income source or application circumstances. Guarantors may be accepted for applicants who need additional qualification support.
  • What fees are due at move-in?

    To make things simple and clear, we have put together a list of potential fees you might encounter as a current or future resident. This guide is included to make it simple to see both one-time and monthly fees that may apply beyond the base rent.

  • What is the pet policy?

    We welcome cats and dogs at The Boathouse and allow up to two pets per apartment home. There is no required pet deposit; however, a non-refundable pet fee of $400 per pet and monthly pet rent of $25 per pet apply. Service animals and assistance animals are accommodated in accordance with Fair Housing regulations.
  • Can apartments be customized?

    Under the Fair Housing Act (FHA), reasonable accommodations and modifications can be made to allow people with disabilities equal opportunity to enjoy their housing. Other modifications to apartment homes must comply with community guidelines. Please contact the leasing office for details regarding décor or approved changes.

  • What amenities are available?

    The Boathouse offers a variety of on-site amenities for residents and guests, including pet-friendly parks and biking trails, an outdoor clubroom with a full kitchen and fireplace, a lakeside resort-style pool with sunning islands, and door-to-door valet trash pickup.   • Are washer and dryer units included?

    Every apartment home and townhome at The Boathouse includes a full-sized washer and dryer. Visit our Amenities page to learn more about apartment and townhome interior features.

  • What parking options are available?

    We offer breezeway garage parking for $125 per month and detached garage parking for $125 per month.
  • What is located near the community?

    The Boathouse is situated near nature trails and peaceful lake views, with direct access to The Shacks dining and dog park. Nearby attractions include Legacy Hall, Crayola Experience, IKEA, Super Llama Inflatable Park, and Arbor Hills Nature Preserve.   • How do I submit a maintenance request?

    Residents may submit maintenance requests through the resident portal or by contacting the leasing office. Emergency maintenance services are available.

  • How can I contact management?

    Our leasing team is available during posted office hours by phone, email, or in person. Visit the Contact page for details.

  • What payment methods are accepted?

    Rent payments are made through the resident portal. Residents can pay using ACH/e-check, debit card, credit card, or electronic money order. The Boat House also partners with Flex, which allows eligible residents to split rent payments into smaller installments throughout the month for an additional fee. Cash, checks, and paper money orders are not accepted in the leasing office.

  • What is required to take a tour?

    A valid government-issued photo ID is required for all property tours. This may include a driver's license, state-issued ID card, or passport. Additional verification may be required in accordance with community policies.
  • How do I schedule a tour?

    Tours may be scheduled by contacting the leasing office. We offer both in-person and virtual tour options.
