Yes! We would love to have your friends and family as neighbors. Current residents who refer a friend receive a $250 rent credit after their 1st full month is paid in full (This can be 3-4 months depending on your lease terms). Ask any of our leasing agents for details on this program.

Stay connected – wherever you are! Free Wi-Fi is available at our indoor and outdoor community areas including The Boat House leasing center, The Pier indoor/outdoor clubroom, The Grind fitness center, and Pier 36 surrounding the pool.

We are 4-legged friendly! We accept dogs (certain breed restrictions apply) and cats. You are limited to 2 total per apartment, and a pet deposit and certain pet rules apply. Please contact the leasing office for more information.

The Boat House is proud to be The Colony’s first non-smoking apartment community. This means that all of our common areas – indoors and outdoors – as well as ALL apartment and townhome interiors are non-smoking, creating a healthy and clean community for our current and future residents. We hope this helps you breathe a little easier about your choice to live at The Boat House.

We participate in a community-wide recycling program for all residents who want to do their part in going green. Our door-to-door valet trash service will pick up your trash and recycling at designated times Sunday – Thursday. There are blue recycling bags available at The Boat House leasing center that you can leave out with your other waste.

We love helping our residents save on utilities bills and save energy. Here are a few ideas you can implement into your daily living:

LIGHTING

  • Replace incandescent lighting with compact fluorescent bulbs. Compact fluorescents use 20 percent of the electricity and last 10 times longer.
  • With compact fluorescent bulbs, it is best to only turn off lights if you will not be using them for more than 10 or 15 minutes.
  • Constantly turning on and off compact fluorescent lights will significantly reduce bulb life.
  • Reducing the wattage of incandescent bulbs in frequently used areas

AC/HEAT

  • Save considerable energy by turning your AC off (or setting the thermostat higher) when you are not at home.
  • During the summer months, set your thermostat at the highest comfortable setting. Austin Ranch recommends a setting of 78-80. You can save 7 to 10% on your cooling costs for each degree above 78.
  • During the winter months, set your thermostat at the lowest comfortable setting. Austin Ranch recommends a setting of 68-70. You can save 7 to 10% on your heating costs for each degree below 70.
  • Use ceiling or portable fans to supplement your air-conditioning in occupied rooms.
  • Replace filters quarterly and do not block registers and return vents with furniture or drapes.

DAILY LIVING

  • Use flat bottom pans that match the size of your stove burners. Clean the oven when its still warm from cooking.
  • Use a microwave oven when it will work just as well as another method.
  • Run appliances like the dishwasher and washer/dryer only when full.
  • Turn off appliances and lights when you arent using them.
  • Turn off/unplug all small electrical equipment, such as radios, VCRs or TVs when not in use.
  • Turn off the lights when leaving an empty room.
  • Close your blinds during the day.
  • Turn down your hot water heater.
  • If you have a fireplace, close the damper when not in use.

Lease terms vary, depending on the time of your move-in date, and according to the specials we offer from time to time. Usually our lease terms range from 13 to 15 months.

We charge no deposit with approved credit. An $100-$175 administrative fee is charged per home (price is dependent on size of apartment) as well as a $60 per person application fee for every applicant over 18. Call the leasing office for details.

The Grind Fitness Center was designed with your fitness goals in mind, and is free for all residents. At certain times, Pilates or Yoga classes are offered at Thousand Oaks as well, for a minimal fee.

Our docks were built to play and we expect you to use them that way! We offer all types of events, ranging from sports watching parties, holiday parties, meet your neighbor nights, happy hours on the dock, Saturday brunches, outdoor concerts and dog-friendly events. Austin Ranch is a master-planned community built on 1,900 acres of beautiful land reminiscent of the Texas Hill Country. Currently, we have more than 2,500 apartment homes, corporate campuses, retail shops in Austin Square, a dog park at The Shacks and single family homes in Austin Waters. We will be building for the next ten years, in the hope of reaching 5,000 apartment homes and additional retail to support our growing community.

All neighborhoods within Austin Ranch are located in the highly sought after Lewisville Independent School District.

The Boat House is a pet friendly community; however there are breed restrictions and a limit of two pets per apartment. For cats there is a $150 refundable deposit and $150 non-refundable fee. For dogs 30lbs and under there is a $250 refundable deposit and $250 non-refundable fee. For dogs over 30lbs there is a $350 refundable deposit and $350 non-refundable fee. Monthly pet rent per pet is $15, and provides your pet access to Bacon's Dog Park at The Shacks.
